Field Issue the Title Guaranty Commitment and CPL (Closing Protection Letter) and send to lender along with Preliminary Closing Disclosure or Preliminary HUD, Tax Certification, Wiring instruction and Copy of our Iowa License.

Resolve Title Issues and/or objections to obtain Clean and Marketable Title

Secure Necessary Payoff Statements

Coordinate Closing

Prepare Closing Disclosure or HUD-1 Settlement Statement – circulate to parties once approved by Lender.

Comply with Lenders Instructions

Order gap search prior to closing to check if any judgments or liens have been filed since the search or abstract certification.

Conduct Professional Closing.  Provide a copy of the loan documents and Closing Disclosure or HUD-1 Settlement Statement to borrower along with Abstract of Title.

Prepare and Disburse all Settlement Checks

Record all Required Documents

Conduct a Post-Closing Search Certification on Purchases and Refinances.

Issue the Lender Title Guaranty Certificate and forward to lender along with original recorded mortgage.

Forward the original recorded Warranty Deed to buyer(s).

Prepare and send 1099s at year-end, if required.
